Expert Testimony

It is my pleasure to speak on your behalf about the benefits of your project to the community, the low-impact of self-storage, boat and RV storage, storage condos and flex warehouse on a neighborhood, and any other factors I’ve addressed in your feasibility study to your local municipality (planning and zoning, city council, etc.). I have always done this via Zoom at no charge for my honorable clients, although I would charge a fee if in-person attendance was required.

Development Coaching

Sensei’s coaching relationships are structured to motivate you to achieve your goals. Development coaching is designed to help you achieve break ground within 12-18 months. I want to be sure that you get all the way to the finish line while we are working together.

Throughout the process, I will be there with you every step of the way from site selection to entitlements, from engineering to site plan design, and from selecting contractors to securing financing. I will even guide you through the process of securing investors if necessary.

With this in mind, there is a $20,000 enrollment fee in addition to a 5% equity share. The purpose of the high upfront investment is to motivate you to focus and work hard, and so that it will hurt if you walk away before we get to the finish line. It also provides some return on investment for my time spent working on your projects instead of my own.

The purpose of the equity share is as your partner, not only will I have some skin in the game, my partnership will allow you to position yourself as part of an expert team to financial partners.

The ongoing meeting fee until your project is completed (or longer if you choose) is $1,000 per month and we can meet up to three times per month – whatever you need. Please note that this process does not include any feasibility studies needed but coaching clients receive a discount.

Development coaching isn't a fit for everyone because it demands a substantial investment of time and money. However, if you're dedicated to commencing construction within the next 6-12 months, it could be the optimal route to success.

Kindly note that not all applicants will be accepted. Acceptance is based on Sensei’s availability, the candidate’s goals and commitment to seeing the project through to fruition.

Acquisition Audit

Acquiring a self-storage, boat and RV storage, storage condo, contractor yard, or flex warehouse facility is a significant decision. At Self-Storage Ninjas, our Acquisition Audits provide the comprehensive validation necessary to proceed confidently with your purchase.

An Acquisition Audit meticulously assesses the facility's health. Our team, led by Sensei, conducts a thorough comparison of the units, vacancies, and prices provided by the seller against the actual rent roll to identify any inconsistencies. Additionally, we carefully examine financial records to gauge the business's financial well-being.

Furthermore, our audit extends to evaluating the submarket's health. Through in-depth research into competition, rents, supply, and demand, Self-Storage Ninjas' data determines the long-term viability of the facility's target prices and returns. We also consider necessary repairs and improvements to enhance the facility's appeal.

Following interviews with the management team and a review of facility operations, Sensei provides recommendations for improvement. This culminates in a strategic plan to leverage competitive strengths, address weaknesses, and optimize operational budgets.

Our pricing recommendations are meticulously tailored, taking into account each unit size and type along with the subject facility's competitive advantages and disadvantages. We project rental rates conservatively based on competitive facilities' pricing as well as analysis from outside the primary and secondary trade areas if necessary.

Ultimately, our audit delivers projections for the facility's proforma, cap rate, and return on investment. These insights empower you to make a well-informed purchase decision based on an impartial

evaluation of the data.

The fee for an Acquisition Audit is $3,600, with completion typically within one week. If you are acquiring a facility with more than one primary business focus, there is an additional $1,500 fee. (Self-storage with limited boat and RV storage or vice versa is one business focus, as are flex warehouses with contractor yards.)
