A Reverse Analysis identifies a specific submarket for you to look for land in. A Reverse Analysis for boat and RV storage, flex warehouse or contractor yards will give a wider range - I will generally recommend you look for land in up to a ten-mile radius - and a self-storage or storage condo Reverse Analysis will produce a range usually from two to five miles to search for a parcel depending on the market. Sensei works within your parameters to identify the most viable market to meet and validate your goals.
Fee Options and Turnaround:
Each Reverse Study is $4,400 per location and takes about two weeks to complete. $3,900 of this fee is then applied to the cost of a Full Feasibility Analysis. Because Sensei may discard multiple locations while completing this study before settling on one, it takes longer than an Initial Study and also includes all of the information that would be in an Initial Study.
Most developers choose to identify multiple areas, so they have more options in the short or long term. I do offer a price break of $17,600 for five submarkets (which seems arbitrary but is not because many people like to have five locations to be looking at - this dramatically speeds up your process). Completing five submarket Reverse Studies takes about a month.
